           Fueling Hope and Community at This Year’s Gala

           Warren County Habitat for Humanity is thrilled to announce that Alex Gearin, Community Development Coordinator for the Northern Shenandoah Valley Regional Commission (NSVRC), will be a guest speaker at our 2024 Heart to Home Gala! This highly anticipated event will take place on November 30th at the Shenandoah Valley Golf Club, and we are excited to welcome Alex to share his insights and expertise.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Since joining the NSVRC in 2010, Alex has been vital in addressing affordable housing challenges within the Northern Shenandoah Valley. As the primary staff contact for the HOME Investments Partnerships Program, he focuses on initiatives that enhance access to affordable housing. Additionally, Alex leads the Neighborhood Stabilization Program, a foreclosure mitigation effort to revitalize communities impacted by housing instability.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           As CoC (Continuum of Care) Coordinator, Alex manages the regional planning process that coordinates human services across the Northern Shenandoah Valley, working tirelessly towards ending homelessness in our community. His dedication and commitment to fostering positive change make him an invaluable asset to our region.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Alex is a certified Housing Development Finance Professional from the National Development Council and holds a Bachelor of Arts in Political Science from the University of Mary Washington (2010) and a Master of Public Administration with a concentration in Public Management from Kent State University (2013). His extensive background equips him with the knowledge and skills necessary to address community development and housing finance complexities.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           We at Warren County Habitat for Humanity are excited to work with Alex and leverage his expertise to further our mission of providing safe, affordable housing for those in need. His insights during the gala will undoubtedly inspire attendees and highlight the importance of collaboration in community development.
          &#xD;

           Our organization builds affordable homes for low to moderate income local families in our community. We also provide critical home repairs to our community's elderly and veteran homeowners to ensure they can remain safe in their homes.

                    Warren County Habitat for Humanity, Inc. is excited to announce that Andréa Ross has joined the organization as its new Executive Director. Andréa comes to Habitat with a wealth of experience in single and multi-family home maintenance, repair, and management. She is active in the local Warren-Page NAACP and other community interests.
                  &#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    As a Warren County native and mother of two recent Skyline High School graduates, Andréa cares deeply about our community, its residents, and its future. She is drawn to the Habitat adage that people need “a hand up, not a hand out.”
                  &#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    Andréa’s passion and skills will be a great asset to the organization as it seeks to expand its impact on our community through affordable homeownership and community development programs and advocacy.

                    Jessica Priest-Cahill, the former executive director, has stepped into a volunteer role as chair of the Resource Development Committee. The WCHFH Board of Directors has appreciated Jessica’s leadership over the past 18 months as the organization navigated Covid related pressures and made organizational and programming changes to better serve its existing clients while expanding its impact on the Front Royal/Warren County community.

&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    Founded locally in 1993, Warren County Habitat for Humanity seeks to build homes, community, and hope in Front Royal and Warren County. Habitat for Humanity homes are sold with no profit received. The homes are built utilizing volunteer labor, donated resources, and money from the community. Homeowners must meet three qualifications: willingness to partner; ability to pay; and have a need for decent, affordable, and safe housing. In addition to the Habitat Homeownership Program, WCHFH provides home repair programs for low-income homeowners, homeownership and home maintenance education, and advocacy for affordable home ownership.                     Warren County Habitat for Humanity, Inc. is grateful for the recent donation of two lots on Pin Oak Drive in the Shenandoah Shores subdivision by Mrs. Orma Caves.  Mrs. Caves and her husband had purchased the lots in the 1950s when Shenandoah Shores was first formed as a recreational neighborhood.  Habitat hopes to build a new home on the site in the future.

&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    Habitat is dependent upon the generosity of people like Mrs. Caves and her family.  Habitat is a nonprofit organization providing low, interest free mortgages to low income homeowners, allowing them to achieve the dream of homeownership while building knowledge, confidence, personal equity, and a sense of community spirit.

  &lt;p&gt;&#xD;
    
                    Mrs. Blackman lived her life as an ambassador for those in need. She helped found the Warren County Habitat for Humanity affiliate in the early 1990’s and went on to dedicate over twenty years to the organization as a board member and family liaison until her health prevented her from actively serving the organization.
                  &#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    John Hensley, Habitat immediate past president, fondly remembers serving with Mrs. Blackman, saying, “It was my pleasure to serve at Warren County Habitat for Humanity with CeCe for six years. She was the essence of what it means to serve mankind. She served selflessly, never thinking of herself but always thinking of how the organization could muster enough money to serve another family. Her life service to others remains a Beacon to all that had the privilege of coming in contact with her. CeCe had her priorities right God first and then family! She will forever be remembered and my blessings and prayers are with her family with her passing. She is in a Happy Place sitting at the table with our Lord.”
                  &#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    Ashby Crowder, founding member and past Habitat board president, makes it clear that without Mrs. Blackman’s tireless energy and drive Habitat wouldn’t have survived in Warren County. He states, “CeCe was an original. And over the years she contributed a lot to keep it going. Habitat might not still exist in Warren County without her work.” She truly believed in Habitat’s vision that “Everyone deserves a decent place to live,” and she was willing to put in the effort and resources to make it happen. Because of her tenacity and willpower, Habitat not only persisted, but was able to build homes for twelve families and serve many others in need during her time on the board. Her giving spirit and sense of community lives on in the continued work of Habitat and the legacy she leaves through her family and the many, many lives she has touched over the years.
                  &#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    The current leadership of Warren County Habitat extends its thoughts and prayers to the Blackman family. We are proud to carry on the work Mrs. Blackman began and we strive to live up to the example she set through her faith in God and her service to her community.

                    “At Home with Habitat 2020” is Warren County Habitat for Humanity’s first Home Expo.  The event will feature home improvement and décor vendors and exhibitors, demonstrations of decorating techniques, and activities for children.  Admission is free.  The Expo will be open September 12 from 10 a.m. to 5 p.m. at the Warren County Fairgrounds, at 26 Fairground Road, Front Royal, Virginia. 
                  &#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    Come check out the Upcycle Center where you can find tools and items for small home repair projects and home decorating. You’ll also get inspiration on what you can do with what you already have or with just a few repurposed pieces.

&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    WCHFH is currently soliciting donations for the Upcycle Center.  If you have items that can be used or re-imagined for home projects, bring them to the Fairgrounds on Friday, September 11 from noon until 7 p.m.  Tools, paint, hardware, small furniture, new flooring, lights and lamps are just some of the items that could be donated.  Donations of clothes and shoes will not be accepted.

                    On Saturday, September 12, 2020, Warren County Habitat will host At Home With Habitat:  Home Expo 2020 from 10 a.m. to 5 p.m. at the Warren County Fairgrounds.

&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    At Home With Habitat is a fundraising event for Warren County Habitat for Humanity.  Home improvement contractors, residential builders, home decorators, and related vendors will exhibit at the event.  There will be a Kids Korner with activities and games.  There will be demonstrations of DIY, Upcycling, and other popular home improvement and decorating topics.  Whether you need home renovation, home improvement, or you’re just looking for some inspiration, At Home with Habitat will have something for everyone.

                    No matter who we are, where we come from, what we look like—we all deserve to feel safe in our homes and our communities.  Habitat seeks to build not just homes, but safe, healthy, sustainable communities.  Communities where all members can live without fear of violence, injustice, and harassment.  Police brutality and violence fueled by racism or hate should have no place in civil society, and should not be tolerated in any community.    
                  &#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    Habitat is more than a housing nonprofit, it’s a vision of a world where we share one humanity, where we encourage civil discourse and positive action to address systemic racism and injustice to enact meaningful societal change.  Each of us must be willing to turn a critical eye on our own beliefs, actions, and inactions.  Each of us must be willing to acknowledge our privilege and our biases and work to change not just external systems, but our own internal values and beliefs that when held to the light of day are seen to perpetuate violence and oppression.

                    The recent killings of unarmed people of color expose the systemic racism and oppression ingrained in American culture.  Frustration and anger are natural and understandable in times like this; however, we have a choice to let that frustration and anger create more anger and more violence, or we can channel that anger and energy to effect real change.  This change will be hard, this change will take time, but our community can become a better place for all, by making changes that protect and uphold the dignity of our neighbors.

&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    Millard Fuller, founder of Habitat for Humanity, promoted the “theology of the hammer,” the belief that we must put faith and love into action.  We must work to build a future where no one need fear violence or experience disadvantage due simply to the color of their skin.  In its efforts to realize the Habitat vision of a world where we share one humanity, Warren County Habitat remains committed to recognizing and addressing discrimination and economic disparity in housing in our own community.

                    With the lifting of Covid-19 restrictions through Governor Northam’s Forward Virginia Plan, Warren County Habitat for Humanity, Inc. (WCHFH) will begin implementing plans to reopen its office and resume programming. 
                  &#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;b&gt;&#xD;
      
                      
    
    
      OFFICE REOPENING:
    
  
  
                    &#xD;
    &lt;/b&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    The WCHFH Office will reopen by appointment only at its new location at 109 Water Street on June 1.  Normal office hours (Mon-Fri 10-2) will resume June 15.  The Habitat office will have hand sanitizer and masks available for clients and visitors.  Frequently touched surfaces, such as door handles, desks, chairs, etc. will be wiped with anti-bacterial/viral cleaners after each use.

&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;

      VOLUNTEERS:

                    Construction and repair sites will be open to volunteer groups beginning June 15.  Volunteer groups on the construction site will be limited to 10 people or less.  Volunteer groups on repair sites will be kept to a minimum size for work to be completed.  All volunteers and contractors will be asked to review signs of infection and certify that they are not showing signs of infection, have not been infected with Covid-19, and have had no known exposure to Covid-19 each day they work on a site.  Volunteers, staff, and contractors may be asked to undergo temperature screening before being allowed onsite.  Volunteers, staff, contractors, and clients will be asked to maintain six-foot social distancing guidelines on site.  Volunteers, contractors, and staff will be required to wear masks on site.  Hand sanitizer and masks will be provided at all construction and repair sites.

                    The repair program suspension will end June 1.  Repairs that were on hold will be completed.  Applications for our repair programs will be accepted from June 1-15, with application review and property inspections to occur June 15-26.  Work on new repairs would begin late July to early August, utilizing guidelines above.  The repair team leader will be provided with masks, hand sanitizer, cleaning wipes, and health certification forms for their crew members.  Repair clients are asked to maintain physical distance from repair team members and/or to wear a mask when interacting closely with repair team members.

                    The johnny blue on the construction site will be kept locked unless it must be used, then the door handle and any surface a person is likely to have touched must be wiped with an antibacterial/antiviral cleaner.  Hand sanitizer, masks, and cleaning supplies will be kept in the trailer to be accessed by volunteer crews working on the site. 
                  &#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;b&gt;&#xD;
      
                      
    
    
      BOARD &amp;amp; COMMITTEE MEETINGS, VOLUNTEER ORIENTATION, HOMEOWNER CLASSES:

&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    Beginning June 1, meetings, orientations, and classes of less than 10 people may be held at the new WCHFH office.  After July 1, in-person board meetings, committee meetings, volunteer orientations, and homeowner classes will resume (or begin), provided Phase 2 of the Forward Virginia Plan allows for gatherings of 10 or more people.  (Staff and leadership will explore hybrid model for some situations, where individuals could participate in the same meeting/training remotely or in-person.)  Hand sanitizer and masks will be provided to all in-person participants at the office.  Staff and board members will be sensitive of others’ health and concerns regarding the Covid-19 situation, and wear masks and maintain social distancing when holding in-person meetings for WCHFH business.

                    Warren County Habitat for Humanity is
looking for local builders, craftsmen, and artisans to donate bird houses to be
auctioned by Warren County Habitat for Humanity in an online auction
culminating at the Virginia Wine and Craft Festival on May 16, 2020.
                  &#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    Donated bird houses should be special
and showcase the donors’ talents. 
Submissions can be creative and do not have to be traditional outdoor
birdhouses.    
                  &#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    Bird
houses should be delivered to the Habitat office at 27 South Royal Avenue
(inside the Quality Title Office) by March 20, 2020.  Submissions should include the creator’s
name, description, and materials used; optional information to include would be
creator’s background and website or social media links.  Bird houses will be displayed locally from
April 1-May 15 and at the Virginia Wine and Craft Festival on May 16.  The online auction will open in late April,
and bidding will close on May 16, 2020.

                    It is with a mix of sadness and gratitude that the Board of Directors announces Lee Smith Osina’s departure as Executive Director of Warren County Habitat for Humanity, effective December 18, 2017. Lee has been a champion of our organization and garnered community support for the need for affordable housing opportunities in Warren County since her start date in 2016.

                    At Warren County Habitat for Humanity, we do more than build houses. We partner with homebuyers, volunteers, donors, businesses and community organizations to transform lives and rebuild communities. Houses are sold at an affordable, no-profit rate with no-interest mortgages to qualified home buyers who earn 30% to 60% of the area median income. They complete volunteer hours (sweat equity) and attend classes to learn the skills needed to successfully own and maintain a home for the rest of their lives. These individual homeowners become part of a larger group that works to bring change and new life to communities.                     Rachel Krempasky, CAVS, CDVS is a longtime supporter and enthusiast of Habitat for Humanity. She is a Habitat AmeriCorps Alumna where she served as a Construction Assistant at the Twin Cities Habitat Affiliate in 2001. Rachel holds the Certified Administrator of Volunteer Services (CAVS) credential in volunteer management through the Association for Healthcare Volunteer Resource Professionals (AHVRP) and the Certification for Directors of Volunteer Service (CDVS) credential through the Society of HealthCare Volunteer Leaders (SHVL). She has over 20 years of experience in Volunteer Administration, including serving as the Volunteer Manager for the Habitat Northern Virginia Affiliate from 2010-2013.  She currently serves as the Volunteer Services Department Manager at Inova Loudoun Hospital. She earned her Bachelor of Science in Sociology and Early Childhood Education at James Madison University in 2000 and is currently pursuing her Masters of Public Administration with Villanova University. Rachel and her boyfriend recently purchased their first home in June of 2016 in Warren County. They also adopted a sweet 2-year-old lab, Islay, this past January. Rachel is so happy to be serving her new hometown with the incredible Habitat for Humanity of Warren County Affiliate.

                    The two former owners of the land contacted the Warren County Habitat office last month, and offered the two lots as a gift to the local affiliate.

  &lt;p&gt;&#xD;
    
                    After investigating and examining the lots, Warren County Habitat Board members determined that they would accept the lots with the intention of planning a Warren County Habitat building project in the future.

&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;

     indicated that he was unsure of when a new construction project might actually begin on the site.  He explained that several past construction projects had taken place in the Linden area, and he felt strongly that the much-appreciated gift increased the organization’s options when it comes to helping low-income folks become homeowners.  He concluded by saying that a new Habitat construction project could begin as early as the Fall of 2017.

                    Mr. Hensley has been engaged with the Habitat mission since 2002 starting as a volunteer and becoming an affiliate board member in 2014. He is a Home Energy Rating System Certified (HERS) Rater, an Accredited National Green Building Standards (NGBS) Verifier, a Virginia Certified Home Inspector (InterNACHI), and a IBHS FORTIFIED Evaluator. He has experience in training builders to meet the requirements of many home performance programs, as well as in conducting thousands of inspections. He works as a U.S. Construction Specialist for Habitat for Humanity International with regional responsibilities in the Northeast U.S.

                    Warren County will be rolling out a new initiative this January.  Since so many of our county homeowners have much-needed repair work to be done, Warren County Habitat is announcing its 2017 Home Repair Project Initiative.  If you as a homeowner are in need of repairs to your home, Warren County Habitat will offer home repairs to you if you qualify according to the standards listed for home ownership.  We will be selecting a limited number of homeowners in 2017 to contract with to complete needed repairs in order to help you stay comfortable in your homes.  Projects such as weatherization, critical structural repairs, roof repairs, plumbing and electrical issues, and others will be considered.  Each family interested in receiving these repairs must qualify as a Habitat family, and then enter into an agreement to repay the repair work over a period of time, agreeing to a promissory note set up on a no-interest basis for the cost of the repairs.  A monthly payment will be calculated so that the repairs are affordable to you, the homeowner.

                    Warren County Habitat for Humanity is on the move! The Board of Directors today announces with pride the naming of their first-ever professional Executive Director, Lee Smith Osina, CAE, IOM.

  &lt;p&gt;&#xD;
    
                    Lee has been for the last nine and one-half years the chief staff officer of the local United Way. In August of this year, Warren County Habitat’s Board of Directors tapped her to take on the successful and growing local affiliate and help it develop its potential in Warren County.

I am awed at what this dedicated group of volunteers here at Habitat have accomplished with NO staff support… and I can’t wait to jump in and try to keep up with this amazing organization. They have accomplished more as an all-volunteer organization than any other organization I have come in contact with for the last 30 years of my professional non profit career. Together, I think there is no limit to what we can accomplish here in Warren county.”

                    Warren County Habitat for Humanity was organized in 1991-92 by a small, dedicated group of volunteers who were committed to the goals of Habitat for Humanity International of building decent, affordable housing for low-income working families here in Warren county. The goal, like that of Habitat for Humanity International, was and still is to to offer a helping hand up, not a hand-out. Of the 14 houses completed to date, only one partner family has defaulted on the mortgage.

  &lt;p&gt;&#xD;
    
                    In addition to the new staff initiative, Habitat has also changed their address and opened a new office in Front Royal. The office is now located at 27 Cloud Street, the Team Waller Real Estate building. The office space, a more than $3600 annual value, is being donated free of charge by Beth Waller, owner of Team Waller Real Estate.

  &lt;p&gt;&#xD;
    
                    “I am personally so excited to be a part of this exciting time for Warren County Habitat for Humanity. It is an organization I have always wanted to support. We will be working with Lee and the Warren County Habitat to improve and expand their outreach, supplying office space and assisting them in making the connections vital to the home-building nonprofit association. And Lee is the perfect person to lead the charge. I enjoyed my time working with her on five successful United Way campaigns and look forward to re-igniting our synergy!!!”

                    With more families in our county being impacted by the ongoing economic crisis, Habitat expects to meet increased need for the services it offers. The goal is to expand the operation to average one and one-half to two houses completed per year.
                  &#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    Currently, Habitat is looking for raw lots, for new construction as well as for foreclosures or abandoned properties that can reasonably be rehabilitated to Habitat standards.

  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    Habitat’s new office will be open from 8:30 to 5 pm, Monday through Thursdays. In addition to the above, Habitat is actively seeking Board volunteers, citizen volunteers for office work as well as building, and social media experts.

                    As of September 1, 2016, the office of the Warren County Habitat for Humanity has moved from its previous location in the Resources for Educators building on Royal Avenue to 27 Cloud Street, in the Team Waller Real Estate building on the second floor.    The office will now be staffed from Monday through Thursday, 9 am to 5 pm.

  &lt;p&gt;&#xD;
    
                    Also new is our office telephone; call us at 540-551-3232.  We are getting geared up for new projects in 2017, with even more opportunities for you to become involved.  If you’d like to volunteer, have questions about Habitat, need some work on your home and want to see if you qualify, just give us a call…we are here to answer all your questions.
